The offered property was designed for manufacture of felt items, completed and put into service in 1984. Currently, about 95% of the facilities are not used in manufacturing. The property includes 13 buildings with the total area of 41000 sq.m. Buildings are made of reinforced concrete and are in good condition. Soft roofs of the buildings have been repaired. The facility has complete infrastructure: it is connected to gas supply, 35/6 10000 kW transforming station, water supply, sewerage, electric grids, feeder grids, fire-fighting reservoirs, asphalt roads on the territory (15640 sq.m.), asphalt sidewalks on the manufacturing plot (1242 sq.m.), landscaping. The perimeter of the facility's 10,5 hectares territory is secured by 2,5 m high reinforced concrete wall. Railroad branch line is at 50 m distance from the property. The factory has full decontamination cycle, waste removal and utilization (chlorination plant, neutralization plant, sewer pumping station, etc.) Taking into account the above, this facility will be best suitable for chemical, mechanical, assembly, or other manufacturing types. Attractive Geographical Location The city of Khust has well-developed transport infrastructure, passenger and cargo railroad stations, well-developed road network Khust-Mukachevo-Uzhgorod, proximity to the western border and Pan-European transport corridors III and IV. In Zakarpatsky Region, there are plans to build of a branch of route “West” – Western border of Ukraine (Kosiny)-Kiev going through Uzhgorod and Khust to Slovakia (Route E-50 Kosice-Uzhgorod-Mukachevo).
